It's That Time Again
Like everyone, I've been looking forward to the spring after the awful, drawn out winter we had. Tom and I were out in the gorgeous weather we had on Saturday. We sat on a bench and let the sun warm the winter out of us, and talked about the way the sunshine feels on your face in early spring. It's one of those sublime pleasures that we don't often take note of - maybe because it used to be that the first warm day of the year would have found us standing on the sidelines of a soccer field, checking our cell phones - and that's not at all the same thing as a pretty bench in Sperryville!
In all events, we're glad the weather has finally gotten the memo that the real estate market has had since January. The head start means that we are in absolute high season full swing out there, with good listings garnering multiple offers and prices soaring. Last week we had a listing sell almost a hundred thousand over an already aggressive asking price. Sellers: low inventory is at the heart of this. If you're thinking about a move, please let us know. Last year, it was over by May. For our buyers, it's not too late to capture a great place at the right price, but, again, we need to hear from you. One of the reasons that inventory is so low is that there are lots of pre-sales (houses selling privately on agent to agent word of mouth) going on out there and those tend to be the more reasonable prices. We hear about them every day and are here to help when you are ready.
