Guest Blog Post: Joseph Gilday of Gilday Renovations

Is One Inch Away From Perfect, Perfect Enough?
Nope. Not for us.
And, yes. Most of us are mature enough to accept that nothing is perfect in this world of ours. Being in the residential renovation business, we are faced with that every day. Figuring out how to gracefully marry new to old gets you humble pretty quick.
And yet, we strive. After all, we are in the perfection business. We make big promises and we’ve got to deliver. Here is a small example of how that works:

See the double window set on the second floor? Lead carpenter, Mike Gindlesperger, noticed something wasn’t quite right as he marked measurements for exterior trim on this Tudor style addition. His trim boards running from the first to second floors, weren’t lining up exactly with the second floor windows.
Mike and project supervisor John Lowe decided to move the windows—an inch and a half. So the windows were taken out, the rough opening adjusted, and the windows reset. We could have fudged it by adjusting the trim and nobody would ever have known.  But we would know. We have promises to keep. So we made it right—so right that the project won an award from NARI and was featured in the March 2010 Home & Design Magazine.

Guest Blog: Time is Running Out on the “First Time” Homebuyer Tax Credit!

From Our Friend,  John G. Nalls, Esq. of Counselors Title:

I have been getting a lot of inquiries lately regarding whether the Congress intends to extend, for the 3rd time, the provisions of the American Recovery and Reinvestment Act which allow for a “First Time” Homebuyer Tax Credit, and all indicators are that the answer is “NO”. As result, TIME IS RUNNING OUT for those homebuyers who wish to take advantage of this tax credit for purchasing a home for the 1st time or, in many cases, a new home. Under the present form of the Act, a First Time Homebuyer(defined as someone who has not owned a property used as their principal residence for 3 years prior to the purchase) may qualify for a federal tax credit of up to $8,000 and a Current Homebuyer (defined as someone who has owned and lived in their present property for an aggregate of 5 of the last 8 years) may qualify for a federal tax credit of up to $6,500. Unlike a deduction, a tax credit serves as a dollar for dollar savings to the taxpayer. Eligibility is subject to certain conditions and income guidelines.

In order to potentially take advantage of this incredible program, the Homebuyer must have a FULLY RATIFIED CONTRACT by April 30, 2010. The Act does allow settlement to occur after that date (but under no circumstances later than June 30, 2010) provided that the contract is fully ratified before that time.
Please feel free to contact me at john@ctitle.net with any questions about this substantial tax benefit.

Forbes Online Discusses Loan Modification

Foreclosures and problem loans have thrown millions of American households into crisis. Over 7.5 million mortgages are delinquent, and an estimated 1 million have been taken back by the banks, according to Lender Processing Services, a Jacksonville-Fla.- based mortgage-industry service provider.
In response, the government founded the Making Home Affordable program, with $75 billion in federal funds, to offer services--including loan modification--to certain homeowners. But navigating the thicket of paperwork and separating good from bad advice can prove downright daunting. And for some struggling homeowners loan modification may not even be the right option.(Click HERE for full article)
