We got off to a bit of a slow start this September, with plenty of good new inventory building up and not quite as many buyers as we like to see. My personal opinion is that it's a combination of the disruptions of holidays and the way the beautiful weather we've been having made it feel like late summer for so long. If it's anything like 2014, we'll bounce back in October, and have a strong finish to the year.
 
Regardless of timing, the watchword for the 2015 market remains DOWNTOWN. Downtown DC is extremely hot right now, as are Arlington, Bethesda, and Silver Spring. But proximity to the "downtown" parts of the suburbs - the village centers, and even shopping centers - is in high demand, and proximity to Metro is a gold standard. People are increasingly interested in leaving their cars (and lawn mowers) behind and enjoying a simpler life style. There is nothing to indicate that this trend won't continue for some time, so there will be an ongoing shift in property values as the demand and demographics of neighborhoods change.
